Woodmoor is a community encompassing approximately 2,000 acres of land with fifty-one miles of roadway serving approximately 8,000 residents. Woodmoor is close to build-out with a total of 2900 lots. The community of "Woodmoor" is defined by those properties that are subject to the Woodmoor covenants (commonly referred to as "North" and "South" Woodmoor).
The Woodmoor Community Center "BARN" was originally a dairy built around 1938. It was the second barn built on that site as its predecessor was burned down as a result of a lightning strike. In 1945, Marion and Neva Williams purchased the property and operated a ranch and a dairy herd out of The Barn (also known as Woodmoor's Community Center). They used the adjoining collection pond (now Lake Woodmoor) as water for their herd. Beginning in 1957 developer Steve Arnold began to buy parcels of the ranch with a vision of a semi-rural residential retreat for military families, especially those from the Air Force Academy, located south of Woodmoor.
By 1964, the community was known as Woodmoor. The vision of Woodmoor was of winding roads leading to large lots with wonderful views of Pikes Peak and Mount Hermann. Fencing was discouraged and owners encouraged to preserve, as much as possible, the natural beauty and trees of Colorado. The Woodmoor Corporation transformed the old dairy barn into its modern functional structure in 1968. It has undergone two subsequent renovations and is currently the hub of the Woodmoor Community where community classes are held. It can also be rented for parties, weddings, receptions, meetings and seminars. The administrative offices of Woodmoor Improvement Association and Woodmoor Public Safety are also located at the same address.
In 1971 the developer formed an incorporated homeowners association known as Woodmoor Improvement Association, Inc., deeded all common areas to the Association and recorded the Woodmoor covenants, the most important documents for Woodmoor residents. There are two sets of covenants, one for "North" Woodmoor (north of Highway 105) and one for "South" Woodmoor. Copies of these covenants are always available from the Woodmoor Improvement Association (WIA) office. The WIA Board of Directors, nine volunteer Woodmoor residents, enforce the covenants for the benefit of all Woodmoor homeowners. Rules and Regulations as well as "Design Standards" have been enacted by the WIA Board of Directors to interpret the covenants and to allow consistent enforcement of the covenants among all Woodmoor property owners and residents. All new construction or exterior modifications of any kind, must be approved by the WIA Architectural Control Committee.
Woodmoor’s scenic views, appealing homes, large lots, forested and open areas, continue to attract families, both civilian and military, who wish to raise their children away from the congestion of the suburbs and the cities.
As property owners, Woodmoor residents need to be aware of their responsibility to the community by being responsive to and in harmony with its covenants, rules and regulations and design standards.
There are many opportunities for community service within Woodmoor. All Woodmoor residents are encouraged to volunteer their time and effort for the many ongoing projects and programs in Woodmoor. These encompass Forestry, Architectural Control, Common Areas, Public Safety, the Community Center, and Covenant Enforcement.

Should you have questions, any member of the WIA on-site Management Staff will be happy to assist you. The Management Office is open from 8 a.m. to 5 p.m. Monday through Thursday , except for legal holidays. Snow days or delays for the office follow those decided by Lewis-Palmer School District 38.
