What You Need to Know
I am renting my home. What do I need to do?
First, please provide the name and contact information of your property management company, if you are using one. Second, please provide the name and contact information for your tenants. Third, provide your tenants with a copy of the Rules & Regulations, as well as the covenants. Last, provide the WIA with your address and contact information, so that any notices will get to you as soon as possible.
I am a snowbird. What do I need to do?
Please provide the WIA Office with your contact information, as the USPS does not forward the annual bills from WIA.
I am selling my home. Are there any fees?
Yes, there is a $175 Administrative Fee to transfer the property from you to the new owner. WIA will go out to your property and verify that there are no dead trees; all fences, sheds, etc. are approved and in an approved area of the property; and that there are no other violations. Once the title company sends the paperwork and fee to WIA, we will change the information to the new owner.

In 1999, Peter and his family moved from Denver to Woodmoor because they loved this area for its beauty, charm and privacy. Peter's background is in Business Development Management (fancy way of saying sales) within the IT industry with a focus on disaster recovery, business continuity and cyber security. Peter joined the WIA Board to do his part in keeping the neighborhood safe while maintaining the lifestyle that he loves here in Woodmoor.

Brian has been a resident of Woodmoor since 2002. His legal background will be a great asset to WIA. He values and appreciates the Woodmoor community and believes strongly that we should both preserve and improve our community.
Secretary and Director of Community Outreach, term expires 2018
Jennifer Cunningham and her husband, Jim, moved to Woodmoor in 2009 from Washington, D.C. They are both retired Air Force. Jennifer is involved in the community through volunteering, being a member of the Tri-Lakes Chamber of Commerce and serving on the Tri-Lakes Cares Public Relations committee. Jennifer is also a Board Observer for NEPCO, a local organization that represents 38 HOAs in the Tri-Lakes region. She wants to ensure WIA has a voice in the development of our community.

My wife Shirley and I have lived in Woodmoor since April 2003. I have worked in the electronics industry since 1972, and I am currently Chairman and Chief Operating Officer for FirstPass Engineering, a design services firm with corporate headquarters in Castle Rock. I am originally from North Dakota, received a BSEE from North Dakota State University, and an MSEE from San Diego State University. We moved to Colorado in 2000 after living and working in California and Huntsville, Alabama.
Robert "Benji" Benjamin
Director of Architectural Control, term expires 2019
Benji has lived in Woodmoor since 2011. He believes every owner should become actively involved with WIA. Realizing that is not possible, he wants to be a voice for our community members. He feels his skill set will contribute a great deal to WIA in helping make our community even stronger.
Director of Common Areas, term expires 2020
After living in Colorado Springs for 31 years, Richard decided the crime and crowding was getting to be too much and moved to Woodmoor. Richard joined the ACC and has been impressed with the compassion and professionalism of all the staff of the WIA. Richard wants to work to maintain and enhance the many services available to our residents. He wants to listen to the community and represent their concerns with responsible actions and decisions.

Per and his family have lived in Woodmoor since 1985. He retired from the Lockheed/Martin Corporation and now has the time to devote to being on the WIA Board. Per has been a member of the Woodmoor Architectural Control Committee for over 10 years; from 1985 to 1990 and from 2007 to the present. Per wants to maintain the beauty and integrity of Woodmoor as he believes that this is one of the most beautiful areas in the state of Colorado.
Dir Woodmoor Public Safety, term expires 2020
My family and I recently moved to Woodmoor and built a new home. For the past 13 years, I have worked in the public safety field. In 2015, I began working for South Metro Fire Rescue, where I serve as a Public Information Officer and a member of the Incident Dispatch Team, among many other duties. I have done a lot of volunteer work in my children’s schools, and I continue to volunteer in the classroom and with school fundraisers/events. My desire to serve on the WIA Board ultimately stems from my passion for the community in which I plan to reside for years to come.

I moved to Colorado in 1993 to take an IT job at MCI and moved into Woodmoor in 1994. I have been active in Woodmoor ever since. I have been on the ACC for 23 years now and am starting my 24th. I was Director of Covenants for 6 months in 2010. I spent one summer doing Firewise. I currently hold a Bachelors Degree in both Forestry Science and Computer Science from Penn State University and a Masters Degree in Computer Science from Florida Institute of Technology. I am currently employed by TDI as a contractor to Verizon supporting TDI’s ConsoleWorks product. I enjoy donating my free time to our community and look forward to helping to improve the health and quality of the forest in Woodmoor, which is so important to our community and our quality of life.

Denise is a Colorado native and has lived in the Tri-Lakes area for over 28 years. She and her husband have raised two daughters in the Palmer Lake area. She has served Woodmoor for over 12 years and has many years of bookkeeping and HOA experience.

Sherrie is specially trained in advanced office management, customer service, conflict resolution, and project coordination; qualified by over seventeen years of business experience. She has a BS in Environmental Science from the University of Phoenix. Sherrie and her husband have a teenage daughter and two dogs. They are active members in the community advocating for dog rescues, responsible dog ownership, and volunteer for the Colorado Department of Wildlife.

Bob has been in the construction business (both residential and commercial), as a skilled framer and shop manager in Colorado Springs for the last 8 years. He is originally from South Florida and has lived here in Colorado for the last nine years. Bob has an AS in Physics from PPCC and is currently working on his BS in Mechanical Engineering from UCCS. He and his wife Kim have three daughters ranging from 22 to 5.

Amy moved to Monument from California in 1995. She got married in 2015 and moved to Northern Colorado Springs. Finding she missed the small town community, she was very excited for the opportunity to come to work for Woodmoor. She has over 10 years of customer service experience.

Meet the WPS Staff
Chief, serving since 1991
Chief Nielsen started his career in Woodmoor in 1991 as a Police Officer for the Woodmoor Police Department. He was promoted to Captain of WPS in 1995, and Chief in 1999.
Deputy Chief, serving since 2001
Chad joined WPS in May of 2001. After 8 years in the Army, Chad worked in the private security field and insurance fraud investigation. Chad was promoted to the rank of Deputy Chief in June of 2010.
Officer, serving since 1998
Art joined WPS in 1998 after serving 22 years in the United States Army. While in the Army he served in the Military Police Corp. performing many duties such as Patrolman, Traffic Officer, Desk Sergeant, Investigator, Operation Manager, Platoon Sergeant and First Sergeant.
Officer, serving since 2011
Karl joined WPS in 2011 and is also retired from the United States Army serving 20 years in the infantry and ending his career as a Military Police Patrol Supervisor. Karl also worked for the El Paso County Security Department, County Court House, Probation Dept., Dept. of Human Services, and the Department of Motor Vehicles as an armed security officer.

Les joined WPS in 2013 after retiring from the El Paso County Sheriff’s Office after 22 years in the Patrol Division. He served four years active duty and three years reserves in the United States Air Force with the Security Police. Due to his training and experience in law enforcement, Les has become the WPS Training Officer.
Officer, serving since 2014
Justin joined WPS in September 2014. Justin served 4 years in the Army before starting a career in security and loss prevention career fields serving as investigator, safety expert, security and surveillance manager in varied and diverse industries and settings.
Officer, serving since 2015
Dennis joined WPS in 2015. After serving in the United States Marine Corps, he worked for the Bottineau County Sheriff’s Department for 10 years. Prior to WPS, he also worked security for Lewis Palmer School District 38.
Officer, serving since 2016
Drew came to WPS in 2016 having graduated at the top of his class from the Pueblo Law Enforcement Academy in 2014. He immediately transitioned into private security work and also served for a time as a Police Officer for the City of Florence. He continued working in private security and left Florence PD. Drew was raised in Southern Colorado and has a deep passion for the safety and security of others.
